September: Market Update

 

Toronto, September 7, 2011 – Greater Toronto REALTORS® reported 7,542 sales through the TorontoMLS® system in August – a 24 per cent increase over 6,083 sales in August 2010. New listings, at 12,509, were up by 20 per cent compared to August 2010. Market conditions remained tight as sales growth outstripped growth in new listings.

 "Home sales in the GTA have stood up well despite a less certain economic outlook," said Toronto Real Estate Board President Richard Silver. "Home sales will be bolstered by low mortgage rates moving forward. The Bank of Canada is expected to be on the sidelines until the second half of 2012 or even into 2013. However, home ownership affordability in the City of Toronto could be further improved with the removal of the City’s land transfer tax. This tax currently represents a substantial upfront cost for home buyers.”

 With market conditions remaining tight in the GTA, the average selling price continued to grow strongly in August – up by more than 10 per cent year-over-year to $451,663. "We remain on pace for the second best year on record for sales. Approximately 90,000 transactions are expected by the end of December," said TREB's Senior Manager of Market Analysis Jason Mercer. "Major home ownership costs, including the average monthly mortgage payment, remain affordable despite the strong price growth experienced so far this year."

 

May: First Time Buyers Seek COndos 

With the raising house prices, most first time buyers cannot afford a detached home:  Condos offer flexibility and affordability to first time buyers.
The growing condo market in the GTA gives individuals a wide range of lower prices homes and newer model condos offer hundreds of design options and amenities.
Condominiums represent 1 in every 3 sold homes sold in the GTA.

April:  The Status Certificate

                        
When purchasing a condominium it is imperative to request the status certificate- you can do this by making the offer conditional on reviewing the status certificate. By reviewing these documents you will be able to get a good sense of the financial shape of the condominium in interest; if the current owner is in default,   are any rising condo fees and/or special assessments.
Aside from this, you will receive the most recent annual audited financial statements, audit report, budget, copies of the bylaws, declaration and rules of the corporation and other important information.
This important information will help you decide if this particular condo is right for you.
 

March:  Reserve Funds
 

 
When purchasing a condominium it is important to ask questions regarding the reserve fund. The reserve fund, (also known as the repair fund’) is money set aside by the corporation for the purpose of covering future expenses.  A percentage of your monthly maintenance fees are set aside to pay for scheduled, routine and/or unexpected expenses.
It is always a good idea to investigate if your condo(s) of interest have a reserve fund, and if so, how much. If a common element needs replacing, you will want to know how this will affect you financially.
For example: If windows need to be replaced in a condo, will the cost of replacing them be taken out of the reserve fund, or will a special assessment be called, requiring you to pay more money, in addition to your maintenance fees?
 

February:  Record High for GTA Condo Sales

 
The demand for living in a condo is increasing! There are currently 286 active projects in the GTA, which represents 79,953 units. For the first time, high rises have accounted for more than half of the new home sales in the GTA. Last year, there were 37,041 new and resale condominium units sold.
The condominium offers affordability to the younger generation, which plays a major contribution to the increase of condos in the real estate market.
The demand for condominiums is expected to grow steadily!
 

January:  Things You Should Know Before Buying A Condo
 

 
Condominiums are ranked as the first choice among first time home buyers! New condo developments pressure buyers to sign up now and buy quickly- it is important to carefully review the deal and have a lawyer look at the contract. As well, it is recommended to use a buyer’s real estate agent; as the real estate agents at a condo sales office represent the developer’s interest, and unless you ask certain questions, they are not legally obligated to tell you everything.
Condo buyers should know that model suites may not be identical to the suite you will live in. Floor plans are subject to change by the time you move in and model suites are often used to sell expensive upgrades. Carefully looking at the floor plans and blue prints could avoid you living in a suite near a garbage chute or having an extra walk-in closet instead of a den.
